How long should my Airbnb description be?

Long enough to answer what a guest needs before booking and no longer. The first two lines carry the most weight, because that is all most guests read before deciding. We lead with what makes the property worth choosing, then cover the layout, the building and the area underneath.

Should I show pictures of the surrounding area?

Yes, but after the property. A guest choosing Dubai Marina is choosing the walk to the beach as much as the apartment, so area shots earn their place. They sit after the interiors, because the first three photos have to sell the space itself.

What is property listing management

Is listing management different from full property management?

Yes. Listing management covers how your property is presented and priced. Full management adds the operational side: guests, cleaning, maintenance, permits and payouts. Most rental property management companies bundle the two together, and with us listing management is included in full property management. You can take it on its own if your operations are already handled.

How much does listing management cost?

Listing management is charged against the revenue your property generates, and it is included when you take full management. Your exact figure depends on the property, and we confirm it in writing before you commit to anything.

Do you charge for the photography?

The shoot and the editing are handled by our in-house team as part of onboarding. Anything charged separately is set out before you sign, so nothing appears on your first statement that you were not told about.

How long until my property is live?

From the shoot to the first listing going live is a matter of days rather than weeks, assuming the property is furnished and the permit is in place. We confirm the date with you before the shoot is booked.

My property is already on Airbnb. Can you take it over?

Yes, and it is the more common starting point. We review what is live, keep your existing reviews and rating, and rebuild the listing around them. Confirmed bookings are honored through the handover. Your review history is the one asset that cannot be recreated, so it moves with you.

Why is my listing getting views but no bookings?

Views mean the search result is working and something after the click is not. Usually the price against comparable units in your building, the first three photos, or a house rule that puts guests off. It is diagnosable rather than a mystery.

Do I need a permit before my property can be listed?

Yes. Airbnb is legal in Dubai, but a Dubai holiday home has to be registered before it can accept a guest, and the listing cannot go live without it. We handle registration and renewals as part of our holiday home management service.
